_____________________________________________ ASX ANNOUNCEMENT _____________________________________________ Final 2009 distribution _____________________________________________ The record date for determining entitlements to the Abacus Property Group final quarterly distribution for the year ended 30 June 2009 will be 10 July 2009. The distribution rate will be 0.75 cents (unfranked) per stapled security. Payment of the distribution will be on or about 7 August 2009.

The Distribution Reinvestment Plan (DRP) will apply to this distribution. The issue price of securities under the DRP will be a 2.5% discount to the volume weighted average price of securities traded on the ASX over the fifteen trading days following the record date. Abacus Trust and Abacus Income Trust are managed investment schemes for the purposes of sub-division 12-H of the Taxation Administration Act 1953 in respect of the income year ended 30 June 2009.
